Being a scheduler, I get to be the first line of communication for a lot of customers when it comes to inspections or environmental services. I want to make sure we lessen any hesitation or worry about the work we do for you right from the start of the process. These questions that come around can come from first time home buyers or people looking into multiple investment properties.

Here's a little guide to the most frequently asked questions that I get asked right from the start.


● How much will the inspection cost for residential or commercial properties?

The pricing will be different for each property because of the square footage, foundation type, services requested, and how far away it is from the Louisville area. Our pricing tier looks like ($360 base cost + $0.07 per sqft) $50 extra for crawlspace or unfinished basement, and additional pricing for detached buildings like garages or barns. To inspect pools, sewer pipe scanning, septic, mold or radon testing will be an additional charge. This is all why it is important to call or text in to receive a personalized quote.

● How long does it take?

○ If you get an inspection it can take 2-5 hours depending on services requested, how old the building is (older buildings take longer), and square footage. For larger commercial properties it can take multiple days like apartment complexes, for example.

○ For environmental testing like mold, water or lead, it only takes about an hour depending on if you are having just one area or the whole building tested. Results will be published in about 48 hours from the testing date or the next business day if right before the weekend. With radon it takes just a moment for them to set the device but then it will need to read the space for 48 hours before results are published and we can pick up the device after.

● How do I pay?

○ The day-of, you can pay in person at the inspection with cash or check, or you can pay online after the report has been published.

● Do I have to be at the inspection?

○ No it is up to you! You do not need to be there from the start time, unless you would like to, but a lot of people show up for the review close to the end. Of course it would be beneficial to speak with the inspector about his findings so he can show you in person especially if you have specific concerns. We also can review the report with you over a phone call if you cannot make it. If you cannot review with the inspector, the report is very detailed and thorough including pictures. It is even color coded based on the urgency of the findings as well.

● What times and days are available?

○ For Inspections we do weekdays only usually with an inspection starting at 8am or 2pm.

○ For Environmental Services we do weekdays from 9am-4pm.
